Before you start browsing homes for sale, get a feel for your finances and what you can afford. You can own your new home for as little as 3% down and even no money at all through special programs.
Find an agent.
Buying a home is a complex process, so it’s important to work with someone you trust. You want an agent who is qualified and experienced in the Sacramento area, and someone who listens to you. Getting an experienced agent can help get your offer accepted in a competitive situation and help protect your interest with the proper inspections.
An offer from a pre-approved buyer is more likely to be accepted. When you’re getting pre-approved, be sure to get quotes from multiple lenders. Using a local lender that has a proven track record of getting the job done is always a good option. Once you pick one, they’ll check your credit and all relevant financial documents before pre-approving you. Your agent can answer more questions about the lending process and assist you in finding lenders.
This is the fun part! What neighborhoods are you looking in? Do you want to be close to work? Need four bedrooms or a roomy master suite? Make sure to tell your agent during the initial sit-down consultation what your priorities are.
Visit your favorite properties. Can you picture yourself living there? Take as much time as you need to tour, and stop by a few open houses! (Plus, open houses mean cheese plates. Yum.)
Make your offer.

Escrow usually takes 30 to 45 days. During this process you’ll be in touch with your agent, lender, and escrow agency. Closing costs are usually about 2-5% of the final sale price. You’ll also need to order your title insurance, finalize your loan, and get your home inspected and appraised at this point. You’ll coordinate paperwork with an underwriter and do a final walk through before making your down payment and closing escrow. And of course, your Aborn agent will help with these things as well.
